Why Final Grade Matters
In cold climates, most new home builders require a final grade and landscaping completion within one year of possession to release your landscaping deposit (typically $2,500–$5,000). Final grading ensures proper water drainage away from your foundation and creates a smooth, level surface for sod installation.
Poor grading leads to water pooling against foundations, uneven lawns, and failed sod installations. In cold climates, water pooling against a foundation through freeze-thaw cycles can cause cracking, heaving, and basement leaks that cost thousands to repair. Getting the grade right from the start prevents all of this.

Laser-guided grading ensures consistent drainage slopes away from the foundation — critical for preventing water damage in freeze-thaw climates.
Don't Lose Your Deposit
Most builders hold a $2,500–$5,000 landscaping deposit that's released after you complete final grading and landscaping. Missing the deadline means forfeiting your deposit. Book early — the spring rush fills fast and late bookings risk not completing before fall freeze-up.
Our Grading Process
We use laser-guided compact track loaders to achieve precise, consistent grade across your entire lot. The minimum standard is 2% slope away from the foundation on all sides, but we also consider neighbouring lot drainage, easements, and any low spots identified during our initial survey. Every lot is different — cookie-cutter grading doesn't work in variable soil conditions.
Laser-guided grading for precision drainage slopes — minimum 2% away from foundation
4-6" of screened topsoil spread, graded, and lightly compacted
Lot corners, utilities, drainage easements, and swales identified and protected
Meets local grading certificate requirements
Sod-ready finish — smooth, rolled, and starter fertilizer applied
Grading certificate coordination and inspection scheduling with the City
Drainage swale construction if required by lot grading plan
Topsoil quality testing for pH and nutrient levels to ensure sod establishment
Common Grading Problems We Fix
Many homes — even relatively new ones — have grading issues. Builders often leave rough grades that settle unevenly after the first winter. Clay soils common expand and contract with moisture, causing grade to shift over time. We see these problems repeatedly:
- Water pooling against foundation walls — visible after rain or spring melt
- Negative grade (sloping toward house) on one or more sides
- Settlement depressions along foundation where backfill has compacted
- Neighbour drainage flowing onto your lot through poorly planned swales
- Failed sod from previous poor grading — dead spots, pooling, and uneven lawn
New Build Packages
We offer combined final grade + sod installation packages for new builds in subdivisions. One contractor, one timeline, one invoice — and your deposit released faster.
Re-Grade Service
Existing property with drainage issues? We re-grade established yards to fix pooling, correct settlement, and restore proper drainage — without tearing out more lawn than necessary. Targeted fixes save money vs. full re-grade.
Pricing Guide
Final grading pricing depends on lot size, soil conditions, and topsoil requirements:
- • Standard residential lot (5,000–8,000 sq ft): $1,500–$3,000
- • Large lot / acreage: $3,000–$6,000+
- • Grade + sod package: combined pricing saves 10–15% vs. separate contracts
- • Re-grade / repair (targeted): $500–$1,500
- • Topsoil (delivered and spread): included in all packages
